
The transformation of Vanguard Centre at the University of Warwick Science Park has reached a series of significant construction milestones, with the major refurbishment project progressing well towards its planned completion and handover in November 2026.
The £6m investment is set to create a high-quality, modern laboratory and office destination designed to support ambitious life science and technology businesses, providing flexible research and development space alongside collaborative working environments.
Delivered by Principal Contractor, Denton Construction, the project team has made strong progress on site, with the full internal strip out complete and the building now undergoing its major transformation.
The refurbishment is delivering a number of significant enhancements, including a new CLT (cross-laminated timber) framed reception extension, a large courtyard infill incorporating a CLT timber roof structure, and a new first-floor connection that will improve the building’s layout and functionality. New windows and external doors are also being installed, alongside extensive internal reconfiguration to create modern, efficient workspace.
Further upgrades include the installation of a new large power supply and substation, supporting the building’s future operational requirements and ensuring it is equipped to meet the needs of innovative life science and technology occupiers.

Alongside the new windows, doors and upgraded infrastructure, the refurbishment will deliver a highly efficient, contemporary environment that will provide an excellent space for innovative businesses to grow.”
Once complete, Vanguard Centre will provide high-quality laboratory and office accommodation designed to support companies operating across life sciences, health innovation, technology and related sectors.
Located at the heart of University of Warwick Science Park, the refurbished building will offer flexible space for businesses at every stage of their growth journey, supporting collaboration, innovation and knowledge exchange.
Construction is progressing well, with practical completion and full handover to the client scheduled for November 2026.
