A leading Midlands science park has announced its ambition to attract some of the country’s most innovative life science companies at the forefront of R&D to the site with a refurbishment investment of £6 million offering a state-of-the-art lab and office complex.

The University of Warwick Science Park is set to transform the Vanguard Centre, a longstanding space within the science park, into a high-quality commercial building, featuring approx.13,600 sq ft of dedicated lab space, 8,000 sq ft of office space along with modern meeting facilities and collaborative communal workspaces.

The project will have strong environmental credentials with sustainable building methods being used throughout construction, electric vehicle charging on site, electric-only M&E systems, and high EPC and BREEAM ratings – indicators of high sustainability – being targeted.

Contractors DENTON have been appointed to undertake the project with a planned opening date of Autumn 2026.

The Science Park is hopeful of a healthy pipeline of businesses from the life sciences sector expressing interest with ambitions to move into the space thanks to its excellent location and competitive pricing structure, supported by property consultants, Carter Jonas.

Emma Turner, Business Development Manager at the University of Warwick Science Park said: “The transformation of the Vanguard Centre will put the Science Park at the forefront of conversations across the industry with incoming companies benefiting from high-quality, flexible working spaces, collaborative and coworking opportunities and benefiting from links with a top-ranked university.

“Availablity of lab space within the region is a challenge for many businesses needing to find suitable premises and is at a significant premium due to lack of supply in areas of high demand.

“The Vanguard Centre will relieve some of this pressure, and the space will be priced competitively without compromising on quality.

“We’re confident the Vanguard Centre would make the perfect base for companies in need of modern R&D space with competitive pricing and attention to detail being given at every stage of this project.”

Rob Carr, Head of Construction at DENTON, added: “We’re really pleased to play a key part in transforming the Vanguard Centre into a space that cutting-edge life science companies can get excited about.

“With DENTON’s long-standing expertise in high-quality fit-out projects, we know what it takes to create environments where specialist organisations can thrive.

“We’re excited to bring the vision for the Vanguard Centre to life and create a building the Midlands can be proud of.”
