By design Riley Court is a thoroughly modern building incorporating some very innovative technologies to help tenants reduce their occupational costs. A sophisticated cooling and heating system has been integrated that allows the building to act as a “heat sink".

Located on the University of Warwick Science Park’s main site, the Riley Court pavilion is a 3,716m˛ (40,000 sq ft) building that comprises 10 units that can be independently accessed from a glass enclosed Mall. Individual units are either 185m˛ (2,000 sq ft) or 278m˛ (3,000 sq ft), but up to 5 units can be combined on a single floor to give up to 1,114m˛ (12,000 sq ft). Leases
All units are available on leases of up to 10 years, which can incorporate breakpoints in favour of the occupier to facilitate the expansion of a fast moving knowledge based business during the course of the lease. The Science Park is a development for knowledge based businesses who, are developing or trading in innovative products or services and this is reflected in all leases ensuring that the environment remains specific, exclusive and high quality.
The lease incorporates the provision of a service charge to cover the costs of maintaining the external fabric of the building, insurance and landscaping.
